We identify assets that are priced below their intrinsic value due to temporary challenges, such as deferred maintenance, suboptimal management, or high vacancy rates, but with strong long-term fundamentals. By acquiring such properties at a discount, we capitalise on the opportunity to enhance asset performance and drive substantial value.

We reposition our assets by improving amenity and facilities beyond their grade. We provide exceptional end-of-trip facilities which include, at a minimum, bike servicing and storage, showers, and towel service ensuring our tenant customers can experience a high level of quality and comfort within our buildings

We provide ‘Friction Free’ leasing to make it easier for our tenant customers to occupy our buildings by providing fully fitted out premises, flexible terms, and turn-key solutions. Our approach eliminates challenges and takes the guess work out of fit-out design and construction, enabling a smooth and seamless transition into a beyond grade building.

The cornerstone of our value-add strategy is proactive asset management. We take a hands-on approach to repositioning assets through capital improvements, leasing enhancements, and operational efficiencies. This involves upgrading building systems, improving amenities and modernising interiors to attract higher-quality tenants, driving rental growth. Our value-add investments are purchased with a clear exit strategy in mind. Once we have stabilized and repositioned an asset, we maximize investor returns through well-timed dispositions, recapitalizations and refinancing. By selling assets at peak value, we capture the appreciation generated through our value-add initiatives, delivering strong returns to our investors.
